Small club

A golf club operating over 18 holes on over 50Ha of land required assistance in enhancing core club operations, establishing sustainable cashflow for reinvestment into the course and hospitality operations and the creation of diversified revenue streams. Our strategy included very achievable strategies to enhance the core business driving underlying free cashflow and member improvements, medium to longer-term manufactured home estate (MHE) development recommendations and shorter-term creation of diversified outdoor recreation revenue streams.

Sitting at 8000m2 the Club required careful planning to rationalise and optimise its internal footprint, and asset planning for a nearby retail shopping centre it owned. Targeted capital allocation returning the highest and most rapid returns and highest and best use analysis guided our recommendations to the Club where we worked alongside the Board and Management Team to determine options to prioritise optimal member and commercial outcomes.

At close to a hectare of land and located in a solid residential apartment development market, we worked alongside the Management Team and Board to develop a set of development options and pathways which aligned with the Club’s objectives including member amenity and financial goals. We then worked through the options developing sets of financial sensitivities to marry this up with the highest and best outcome for the Club.
